Driveways and Roads on Alamo's Large Lots
Asphalt paving in Alamo usually means long driveways and private roads on large lots. Alamo is an unincorporated community of about 15,314 people at the north end of the San Ramon Valley, between Las Trampas Ridge and the Diablo Range; voters defeated its most recent incorporation effort in 2009. At the 2020 census, 91.3 percent of its occupied homes were owner-occupied, and the average home sale price in January 2024 was $2,850,000. Driveways here are often long, landscaped and expected to look as good as the house.
County rules
Because Alamo is unincorporated, the road in front of your home is a County road, and Contra Costa County Public Works issues the encroachment permit for any work in its right-of-way. The County's standard conditions ask for at least two working days' notice to its inspector, a minimum asphalt driveway section of 2 inches over 6 inches of Class 2 aggregate base, and a driveway sloped so stormwater does not run onto the road. Where curb, gutter or sidewalk is removed for a driveway, it must be saw cut at the nearest joint, and unpermitted work is charged double the scheduled fee or at least $300.
Geology and slope
The Mount Diablo thrust fault runs through Alamo, and much of the community is on sloping ground. Hillside drives need careful drainage and support at their edges, and long drives need culverts or swales at low points.
Rain
Alamo averages about 24.98 inches of rain a year over about 42 rainy days. Water from long drives has to go somewhere; we plan where.
Appearance
On estate properties, edges and transitions matter. We finish edges cleanly against landscaping, set crisp joints at garages and motor courts, and offer sealcoat schedules that keep the surface uniformly dark.
Walnut history
In 1873 Myron Hall grafted Persian walnut cuttings onto native trees in Alamo, helping start the county's walnut industry. Old walnut and oak trees still line many driveways, and we work carefully around their roots.
Typical Alamo projects
The most common Alamo projects are long driveways rebuilt after decades of patching, motor courts and guest parking areas added during remodels, and shared private lanes off Danville Boulevard and the side roads into the hills. On estate properties, we pay attention to how the asphalt meets stone, pavers and planting beds, and we keep edges straight and well supported so they stay crisp. We also handle the less glamorous work: culverts under drives, ditches along private lanes, and runoff from hillsides that has to be guided past the house. With an average household size of 2.83 and high owner occupancy, many Alamo projects are planned around remodels and long-term ownership.

Yes, with matched surfaces and clean joints.
