When an Overlay Is the Right Call
Asphalt overlays add a new layer of hot mix on top of existing pavement. When the original base is sound, an overlay gives a smooth new surface and some added strength at lower cost than tearing everything out; HomeGuide estimates savings of roughly 20 to 30 percent compared with full replacement. The catch is that an overlay copies whatever is underneath. Over a failed base, the old cracks reappear within a year or two.
Good candidates
Pavement that is gray, rough and covered with fine cracks but not sunken, rutted or potholed. Edges that are still intact. Water that drains off the surface rather than pooling. Many Walnut Creek and Lamorinda driveways replaced in the 1990s and 2000s fit that description today.
Poor candidates
Angi recommends replacement rather than resurfacing when there are major potholes, cracks wider than a quarter inch, drainage problems, or a driveway more than 20 years old. Alligator cracking over large areas and soft spots also point to a failed base. In those cases we recommend rebuilding the bad sections first, or replacing the whole driveway.
Preparation
We clean and seal existing cracks, cut out failed areas and patch them full depth, then apply a tack coat so the new layer bonds. Edges along garage slabs, walkways and gutters are milled down so the finished overlay meets them flush instead of creating a step or a dam.
Heights and water
Each overlay raises the surface. On a sloped lot that can change where water goes. We check how the new grade will tie into the garage, the walk and the street and plan milling or tapering so water continues to drain away.
Afterward
An overlay is new asphalt and needs the same care: no sealcoat until it has cured, usually three to six months, then regular crack sealing and sealcoat.
Overlay or replace: a quick guide
- Overlay likely works: gray, rough surface; scattered narrow cracks; firm edges; no soft spots.
- Overlay with repairs: a few failed patches or potholes that can be cut out first.
- Replace: alligator cracking over large areas, sunken sections, broken edges, or a driveway built without a base.

Lots and private roads
Overlays are especially cost-effective on larger areas such as HOA roads and commercial lots, where full reconstruction would be expensive and disruptive. We combine full-depth patches in the worst areas with an overlay over the rest.

Asphalt Overlays Questions
Will an overlay fix my cracked driveway?
If the cracks are surface-level and the base is sound, yes. If the base has failed, the cracks will come back, and replacement is the better choice.
How thick is an overlay?
It varies with the condition and use of the pavement. We write the compacted thickness into the quote.
Will my driveway end up higher than my garage floor?
Not if the edges are milled. We plan the tie-ins so the surface meets the slab flush.
How long does an overlay last?
On a sound base with regular maintenance, many years. It cannot outlast a failing base underneath.
